There are five things to remember about your open house to make it successful whether you're an agent or selling your own home:

Organization ~ get your signs out early, clean the house, prep your fliers, be on time yourself Openness ~ Buyers love to see disclosures before writing an offer. Consider having them at the property
Optimism ~ Is this the best house on the block? Why? Why should someone buy this property? Explain.
Smell-O-Vision ~ How does the house smell? It better smell pretty! If it needs some perking up, consider boiling cinnamon sticks.  And for the vision part ~ turn on every light in the house and light candles.
Oratory ~ Talk about the house but don't talk too much as to distract your visitor. Turn them loose

Because clean, well priced homes are now getting multiple offers, it's important to be organized and respectful of these very precious buyers. They're your gift! Treat them with respect. If you are an agent of a short sale, please line up your negotiator in advance and determine what the bank needs before they'll even look at an offer. Whatever it is, get it and send it in.

In this somewhat chaotic time of mansions and shacks going into foreclosure, but well-priced homes that appear hassle free to buyers are being snapped up, it's important to remember the value of an open house.  Buyers are out there and want to see your home in the best possible light.
