San Diego open houses haven't been this busy in a long time. Buyers are out and about, shopping for property by first checking out agent open houses.  With the rapidly diminishing print media advertising for open houses, buyers turn to the Internet as an open house guide resource. As far as OpenHouseGenie.com is concerned, we love the hits we get from buyers who want to see your open houses.

These visitors should be taken very seriously.  After about 18 months of reverse growth in the San Diego real estate market, there is, believe it or not, pent up demand to purchase.  It's still possible to get a home loan with as little as 3% down, so many qualified buyers with even smaller down payments can and will purchase over the next six months.

We find that the typical open house in metro San Diego is getting about 15 visitors per day and many come from seeing the property at Open House Genie, so our advertisers tell us. But that is beside the point. Think "big picture" now.  It is clearly possible that the credit crunch while real and upon us, isn't destroying the real estate market altogether.  Buyers are closing escrow so make the very best of your open house and highlight your listing to the best of your budget and ability. Make the property sing! Make it shine!  If buyers want to buy, make them feel comfortable to look at your listing with no pressure.  Allow them to contact you if they want a second viewing. And respect their fear of the market because after all, we all read the same papers and see the same news broadcasts.

Our glimmer of hope is actually a beacon.  The "bottom" was probably late spring, early summer 2008.  It's a simple, American process to open doors of a home for buyers who are unknown to you.  But no one does it better than San Diego agents and buyers are looking for you.  There will be more foreclosure listings to come, so if you list those, hold them open!  Educate your visitors on pricing in the neighborhood and help them not to get emotionally involved until the keys are handed to them on the day of closing. In short, give them a reason to trust you and help them get acquainted with the properties you know so well.
